1. Public deed registered with the Public Registry
It is the document that proves you are the legal owner. Signing it is not enough: it must be registered with the Public Property Registry so that it has full validity against third parties.
2. Certificate of no liens
Confirms that your property is free of mortgages, liens, or restrictions. It is your guarantee that no one else has rights over the property.
3. Property tax and water bill up to date
Keeping property taxes and utilities paid avoids debts that could become a legal problem or prevent a future sale.
An extra that benefits you
Also keep the appraisal, the blueprints, and, for condominiums, the bylaws and proof of no outstanding maintenance fees.
