Buying a house or apartment in Mexico is one of the most important financial decisions of your life. To do it safely, you need to have your documents in order, your payment capacity verified, and confirm that the property is legally in good standing.
1. Personal documents you need
Before signing any transaction, have on hand:
- Valid official ID (INE or passport)
- CURP and RFC
- Recent proof of address
- Birth certificate and, if applicable, marriage certificate
- Proof of income if you are going to apply for a loan
2. Financial requirements
Define how you are going to pay for the property. If it's cash, you need to prove the source of the funds. If you will use a mortgage loan (bank, Infonavit, or Fovissste), it is advisable to pre-qualify you to know your maximum loan amount and have the down payment ready, which is usually 10% to 20% of the value.
3. Legal verification of the property
Never buy without reviewing the property's legal status. Request and verify:
- Public deed in the seller's name
- Certificate of no liens (with no mortgages or encumbrances)
- Property tax and water bill up to date
- Certificate of no outstanding maintenance fees (for condominiums)
At SEAX, backed by Saucedo Abogados, we review and legally safeguard every transaction so you can buy with complete peace of mind.
4. Steps to close the purchase
- You make an offer and sign a reservation agreement or promise of sale
- The property appraisal is carried out
- The notary prepares the deed and calculates taxes and fees
- You sign before a notary and the property is registered in your name at the Public Registry
With the right guidance, the process is clear and safe. At SEAX Real Estate we support you from start to finish.
